The Balcony Bonus Gross Floor Area (GFA) Scheme rewards developers who work closely with architects, engineers and contractors towards higher construction productivity and higher buildability standards. It allows a bonus GFA beyond the Master Plan Gross Plot Ratio (GPR) for the site, if the stipulated buildable design score and pre-requisite of using Prefabricated Bathroom Units (PBUs) are met.
Effective date
This scheme was implemented from 1 November 2013 and is only applicable to applications submitted to BCA before 1 November 2018. From 1 November 2018, those who wish to tap on the scheme will have to submit their planning applications for bonus GFA directly to URA.
What developments are eligible
Private non-landed residential developments (including executive condominiums) and the residential component of mixed-use projects can apply for the scheme.
How do developers benefit
For Applications Made Before 1 November 2018
Incentive:
Up to 10% additional GFA beyond the Master Plan GPR for balconies.

Conditions:
a. The development must achieve a buildable design score of at least:
- 90 points for developments with GFA ≥ 25,000 m2
- 87 points for developments with GFA ≥ 5,000 m2 but less than 25,000 m2
- 82 points for developments with GFA ≥ 2,000 m2 but less than 5,000 m 2
b. At least 80% of the bathrooms are PBUs.
Note:
Applicants will be required to submit documentary evidence to BCA that the development has met all the conditions above, failing which penalties will apply.
