Green Mark Certification Scheme
The BCA Green Mark Certification Scheme was launched in January 2005. It is Singapore’s green building rating system designed to evaluate a building’s environmental impact and performance. It provides a comprehensive framework for assessing environmental performance of new and existing buildings, promoting sustainable design, best practices in construction and building operations.

Over the past 20 years, these green buildings collectively save over 4.2 billion kWh energy annually — equivalent to powering 1 million 4-room HDB flats and S$1.3 billion in cost savings per year. For People
The benefits of Green Mark buildings extend well beyond financial returns, delivering significant improvements to health and wellbeing of occupants. Joint research by BCA and the National University of Singapore also showed that these Green Mark-certified buildings maintain superior indoor environmental conditions. It also showed they contain lower concentrations of pollutants and significantly fewer reported health-related symptoms among occupants. These findings underscore the BCA Green Mark certification scheme's role in creating not just environmentally sustainable, but also healthier workspaces for Singapore's workforce.

For Business
The business case for BCA Green Mark certification has been proven in Singapore. New commercial buildings with the highest Green Mark Super Low Energy certification can recover their sustainability investments in about 5 to 6 years[1], while achieving average energy savings of 59%. Recent market analysis by Cushman and Wakefield[2] also showed that Green Mark buildings in the CBD commanded better rents up to 12% higher than non-Green Mark properties, with consistently higher occupancy rates.

BCA Green Mark (GM) Certification Journey
The typical certification process takes approximately 4 to 6 months, depending on the building's readiness and documentation completeness. Your journey to BCA Green Mark certification as shown below.
Step 1. Green Mark (GM) Application
You can formally submit your Green Mark (GM) application via BCA Green Mark Online using CorpPass to indicate your interest to attain Green Mark certification.
Application Process
Submit Green Mark Application and make payment
Online registration: Create an account on the Green Mark application portal.
Project details submission: Provide general information about your project, including its type, size, and location. Upload all required documents of the project.
Owner’s endorsement (if applicable): Send the application to building owners/developer’s representative for endorsement if the application is submitted by consultant.
Fee payment: Once the project has been accepted by GM administrator, an auto email with e-invoice will be sent to the applicant for payment. Pay the Assessment Fees [PDF, 86.6 KB] via bank transfer. Green Mark fees vary, depending on the type and scale of the project.
Confirmation: Receive an email confirmation of your payment and assignment of GM assessor.

Pre-Assessment (Optional): The pre-assessment is for the project team to clarify project's alignment with Green Mark criteria and highlights areas for potential improvements if any. To initiate a pre-assessment, you need to submit preliminary design documents, brief project overview and clarification needed to arrange for a pre-assessment session with the assigned assessors.
Final Assessment and Documentary Evidence Submission: Responsible person to prepare and submit the finalised documentary evidence to assigned assessors for review and arrange for final assessment. The finalised documentary evidence includes but not limited to In-depth analysis of energy models, specifications, and other technical data to verify compliance with Green Mark criteria. Undergo the GM final assessment with assigned assessors. The assessor may request additional information or clarifications.
Receive GM Provisional Letter or GM Certificate: Once you meet the GM criteria and submit all required documentation, please allow six weeks for processing to receive either:
GM Provisional Letter for projects requiring verification, or
GM Certification for projects without the need for verification
Step 3. Verification
Upon completion of commitment items, verification to be conducted to provide assurance that what was committed under the Green Mark scheme is fully implemented and operational, safeguarding the certification’s integrity.
The Verification Process
Site Visit (Post-Construction/Operational): Site visit checks could be arranged to ensure the green features are properly installed and working. Follow the workflow [PDF, 671 KB], submit the required documents, and calculate your as-built scores before the site visit.
Verification Documentation Audit: A final check of any outstanding documentation.
GM Certificate (for project received provisional letter after 1 April 2025): GM certificate will be issued with 3 years validity from the issuance date.
Letter of Clearance (LOC) (for project received letter of award before 1 April 2025): LOC will be issued. The GM validity is either 3 years from the Letter of Award (LOA) or Temporary Occupation Permit (TOP), whichever is later.
Showcasing Your GM Certification
Your Green Mark certification represents a significant commitment to sustainability. Make the most of this achievement by prominently showcasing your certification to stakeholders, tenants, and the wider community.
Green Mark Decal or Plaque: Shall be affixed or installed at a prominent location outside or inside the building throughout the validity of the certification.
Digital Publicity: Developers or building owners may digitally publicise their Green Mark Certification via website or social media account.
Artwork Downloads: Access official Green Mark decal artwork for use in marketing materials after obtaining the GM Provisional letter or GM Certificate.
