IFM/AFM is a service delivery model that bundles together multiple FM services across building portfolios, optimising resource allocation through economies of scale and streamlined operations.
Benefits of IFM/AFM for building stakeholders
IFM/AFM can enhance Facilities Management by:
Reducing supervision required by service buyers, as they no longer need to manage multiple contracts.
Increasing FM companies’ and FM teams’ flexibility and autonomy, allowing them to optimise service delivery and enhance service quality.
Building up stakeholders’ capabilities in adopting technology (e.g. robotics, drones) and scaling up operations.
$30 million IFM/AFM Grant
To integrate the benefits of IFM/AFM into their Facilities Management strategy, Service Buyers, together with their in-house FM teams or with FM Companies (FMCs) can apply for the IFM/AFM grant.
The grant is designed to build the capabilities of progressive FMCs, Service Buyers’ in-house FM teams, and Service Buyers in the key FM Transformation Areas in the Built Environment ITM.
The grant aims to achieve the following:
Accelerate the adoption of IFM/AFM practices with outcome-based provisions
Build digital capabilities for greater efficiency and job redesign for FM workforce
Reduce maintenance load through increased adoption of Design for Maintainability (DfM)
Qualifying criteria for the IFM/AFM Grant
The IFM/AFM grant is open to firms that meet the following criteria:
Firms must demonstrate an adoption of progressive FM procurement strategies, processes, and technologies.
Firms must use the grant for building typologies such as commercial, institutional, light industrial, or other building typologies with the strong potential for FM transformation.
Firms will be co-funded up to 50% of qualifying costs, capped at $2.1 million. The grant is available till 31 March 2028, or until all funds have been fully committed, whichever is earlier. All official applications must receive a Letter of Approval by 31 March 2028 to be eligible for the grant.
Apply for the IFM/AFM Grant
Firms can register their interest for the IFM/AFM Grant by filling in a pre-consultation form.
All applications must be jointly submitted by (i) a Service Buyer and (ii) an FMC or the Service Buyer’s in-house FM team. The parties must meet the following requirements listed below. At the end of the project, the parties must demonstrate a 20% (or more) overall productivity gain by manpower.
