The Brownstone is an executive condominium project, comprising 8 blocks of 10 and 12-storey residential apartments with 638 units. The brown standstone-like textured façade and ‘jetty’ balconies are inspired by the New York Brownstone row houses.
A key distinctiveness of this project is the conscious use of building technology that is both efficient and sensitive to the environment. Specifically, the use of advanced concrete Prefabricated Prefinished Volumetric Construction (PPVC).
The application of concrete PPVC for this project is likely the world’s largest and first of its kind for a large-scale private residential development. A total of 4,098 building modules, achieving 83% area of PPVC coverage, were prefabricated offsite and subsequently assembled onsite.
Transforming conventional wisdom into parallel construction processes, this revolutionary project showcased off-site manufacturing processes in a controlled factory environment and a highly organised on-site construction workflow. This ensured stringent quality control and quantum leap in productivity improvement.
Application of concrete PPVC construction helped in mitigating impact to the surrounding environment equilibrium through its green construction method that resulted in a cleaner worksite with less waste and a safer construction environment. The Brownstone project has achieved quality performance for Excellence rating for Quality Mark and Star rating for CONQUAS assessment.
