Industry requirement for installation and retrofitting of Windows

Approved Window Contractor or Builder

The installation or retrofitting of windows must be carried out by an approved window contractor and a trained window installer. An approved window contractor is a company or firm registered with the BCA Contractors Registry under the regulatory workhead RW01.

The installation of windows can also be carried out by a builder.  A builder is a company or firm registered with the BCA Contractors Registry under the general builder workhead GB1 or GB2.

Duties

An approved window contractor or a builder must:

  • Carry out window works in compliance with the objectives and performance requirements (i.e. SS212 – Specification for aluminium alloy windows) set out in the Building Control Regulations.
  • Submit the certificate of completion of works (i.e. Form D) no later than 14 days after the completion of window works.

Failure to do so may result in a penalty of up to $5,000 or jail term of up to six months or to both.

Trained Window Installer

All windows must be installed or retrofitted by a trained window installer. A trained window installer is an individual certified by BCA to carry out window works.

The trained window installer must not install, supervise or guide the installation of windows unless he is a director, partner, sole proprietor or an employee of an approved window contractor or a builder. Offenders may face a penalty of up to $5,000 or jail term of up to six months or to both.

Duties

The trained window installer must carry out window works in compliance with the objectives and performance requirements set out in the Building Control Regulations.

Failure to do so may result in a penalty of up to $5,000 or jail term of up to six months or to both.

Retrofitting requirements

The approved window contractor and trained window installer must retrofit the casement window by replacing all aluminium rivets at the variable geometry stays with stainless steel rivets of type 304 complying with BS EN 10088 or equivalent. Failure to do so may result in a penalty of up to $5,000 or jail term of up to six months or to both.

Retrofitting/Rectification report

After completion of retrofitting/rectification works, approved window contractors must fill, sign and pass the retrofitting/rectification report to the homeowners or building owner.
